Description

Brefni Lodge is a former quarryman's residence and much loved family home which is now looking for the right buyer to rekindle its period charm and refine its spacious living accommodation. Brefni is an English spelling of the Irish word 'Bréifne' the name is believed to have been derived from an old Irish word describing hilly terrain which would suit this location in Combe Down. The property is Grade II listed and believed to have been built around 1850 with a grand appearance the accommodation is laid out over four storeys with a staircase leading you up through the house in a square tower. You enter the property into the hallway which provides access to the sitting room, dining room, kitchen and staircase. The sitting room is spacious and light with French doors allowing natural light to flood in with its southerly aspect. There is a grand feature fireplace with marble surround and bespoke wooden cupboards to the alcoves with decorative cornicing to the ceiling. The sitting room is opened up onto the dining room which also has a feature fireplace and sash window to the front aspect with original wooden shutters and cornicing.

The kitchen is very dated with more modern wall and floor units with worktop and inset sink. There is a stand alone Rayburn Royal oven which is run on solid fuel. You will also find access to a storage cupboard and another door to a workshop and access to the garden. As you climb the stairs from the hallway a landing gives access to a WC, with the stairs then turning up to the first floor landing. The landing provides access to the family bathroom and two double bedrooms. The bedroom to the front aspect a lovely feature fireplace with two wooden built full height cupboards to the alcoves. The bedroom to the rear aspect is fitted with modern built in cupboards to the alcoves with cupboards joining each from above. The family bathroom is fitted with bath, WC, washbasin and a feature fireplace with wood pannelling throughout. There is also an ample size linen cupboard.

Stairs continue to rise up to the second floor landing which gives access to two further double bedrooms. The bedroom to the front aspect has feature fireplace with wooden built storage cupboard. The bedroom to the rear aspect has bespoke wooden built apothecary style draw units and glazed cupboards with shelves built-in with a stand alone wash basin. You have a nice view across the village through the windows at this level. Stairs lead up to the third floor landing which provides access to the last of the two double bedrooms. The bedroom to the front aspect has a feature fireplace and large storage cupboard with water tank. During the winter months you do get some lovely views towards the city over Prior Park form here. The rear aspect bedroom is also fitted with a feature fireplace and wooden shelving. From this room you do have a view of the White Horse Hill in Westbury on a clear day.

Externally the rear garden can be accessed from the sitting room or door between the kitchen and workshop. The garden has a southerly aspect and extends to 150' in length. It is laid to lawn with some established trees bordered by a low stone wall and fencing. To the rear of the garden you find what could potentially provide vehicular access by way of a lane leading back to Gladstone Road. If this was to be established then it would provide off-street driveway parking, or a garage. Parking is currently found on-street to the front of the property.

Location

Combe Down sits on a level ridge approximately 1.25 mile (2 km) to the south of Bath city centre. It sits at an altitude of 500ft and hence has always been renowned for its clean air quality with many moving from the city for this reason. The village is adjoined to the north by large areas of natural woodland with public footpaths offering stunning panoramic views overlooking the city and equally gratifying views of the Cotswold (AONB) valleys to the south. There is simply no other village like it on the outskirts of the city with such a wide range of local amenities and schooling. This makes it a very popular place for families and those looking for an area with a rural feeling but still within walking distance of the city. You will find every level of schooling in the local vicinity with three nurseries, two academy primary schools, Ralph Allen academy senior school and two independent schools in Prior Park and Monkton Combe, both with pre-prep, prep and senior schools. There is also Threeways School which provides for special education needs from ages 4 to 19 years.

Locally there is an abundance of amenities with doctor’s surgery, Bath BMI Clinic, dentist, pharmacy, highly reputed car garage, award winning delicatessen, fish and chip shop, hair salon, builders merchants, beauty therapist, bakery and Nisa mini-markets. On the western edge of the village is a Tesco Express with petrol station and a large Sainsburys supermarket can also be found in neighbouring Odd Down. Nearby you will also find the excellent holistic spa hotel Combe Grove Manor, which provides dining, gymnasium, health treatments, swimming facilities and tennis courts both indoor and outdoor. There is also a new development nearly complete in the village called Mulberry Park. An award winning development of 700 new homes and currently becoming one of Bath’s finest, new residential communities. With a new primary school, children’s nursery, cafe and state-of-the-art leisure and business facilities, with further amenities to follow, Mulberry Park will also build Bath’s first new park for 100 years. The local bus service provides quarter hourly services during the day into the city. For the walkers among you Bath Spa station is a shade over 1.2 mile from the village and you are also afforded a plethora of countryside walks into the Cotswold 'Area of Outstanding Natural Beauty' minutes from the village itself.
