This particular property is the only one in the terrace that is divided into apartments. This ground floor apartment comes with its own private rear garden with driveway parking and a share of the well maintained communal garden to the front aspect. The property retains beautiful period features throughout with adaptable accommodation providing either two or three bedrooms or one or two reception rooms depending on your needs. Immaculately presented throughout and sold with no onward chain.
Accommodation
You approach along a stone chipped path along the well maintained front garden and enter through the front door into the entrance hallway with geometric tiled flooring, stairs to the first floor and the private entrance to the apartment. Once inside the hallway leads to all rooms. The sitting room is to the front aspect and is a comfortable and light room with 12-pane sash window overlooking the garden, decorative cornice and fireplace with marble mantel and surround with decorative cheek tiles and hearth. There is a gas fire installed. The alcoves have bespoke wooden built cupboards and shelving. Across from the sitting room you enter the dining room which is opened up onto the kitchen. The dining room has space for a 6 to 8-seater dining table with shelves to the wall and in-built storage cupboards. The kitchen is fitted with modern wall and floor units with worktop, inset sink, 4-ring gas hob, integrated double oven and microwave with space and plumbing for a washing machine and dishwasher. A door leads to the private rear garden.
Along the hallway you then find three further double size rooms. These can be used as three bedrooms or as two bedrooms with an additional reception room if required. One bedroom comes with an ensuite shower room with WC whilst the main shower room is designed as a wet room with shower, WC and washbasin. All rooms come with ample built-in storage cupboards with the room to the rear aspect providing another door to the garden. The rear garden has a terraced stone laid seating area to the rear of the building. Three steps rise up to another level area which then leads to the rear where you find a wrought iron gate which opens up onto the driveway. The driveway provides parking for 2 vehicles depending on size and is accessed from The Avenue. The garden is well stocked with established beds, shrubs, small and larger trees. The front garden is shared communal use with the other apartments. It has a south aspect and is meticulously maintained and a delight to relax in and enjoy.
History
The original buildings of Isabella Place, to the rear, are believed to have been built around 1770 with the fronts added around 1800. The builders were known as Harrold and Butler. The terrace, as we know it, now looks like a row of Georgian townhouses and gets its name from Isabella, the third wife of the Viscount Hawarden who funded the rebuilding and addition of the fronts. Over the years the houses have been used as lodging houses, convalescent homes, schools and an academy for young ladies. Number 75 is the only property in the terrace divided into apartments.
Location
Combe Down sits on a level ridge approximately 1.25 mile (2 km) to the south of Bath city centre. It sits at an altitude of 500ft and hence has always been renowned for its clean air quality with many moving from the city for this reason. The village is adjoined to the north by large areas of natural woodland with public footpaths offering stunning panoramic views overlooking the city and equally gratifying views of the Cotswold (AONB) valleys to the south. There is simply no other village like it on the outskirts of the city with such a wide range of local amenities and schooling. This makes it a very popular place for families and those looking for an area with a rural feeling but still within walking distance of the city. You will find every level of schooling in the local vicinity with three nurseries, two academy primary schools, Ralph Allen academy senior school and two independent schools in Prior Park and Monkton Combe, both with pre-prep, prep and senior schools. There is also Threeways School which provides for special education needs from ages 4 to 19 years.
Locally there is an abundance of amenities with doctor’s surgery, Bath BMI Clinic, dentist, pharmacy, highly reputed car garage, award winning delicatessen, fish and chip shop, hair salon, builders merchants, beauty therapist, bakery and Nisa mini-markets. On the western edge of the village is a Tesco Express with petrol station and a large Sainsburys supermarket can also be found in neighbouring Odd Down. Nearby you will also find the excellent holistic spa hotel Combe Grove Manor, which provides dining, gymnasium, spa/holistic treatments, swimming facilities and tennis courts both indoor and outdoor. There is also a new development in the village called Mulberry Park. An award winning development of 700 new homes and currently becoming one of Bath’s finest, new residential communities. With a new primary school, children’s nursery, cafe and state-of-the-art leisure and business facilities, with further amenities to follow, Mulberry Park will also build Bath’s first new park for 100 years. The local bus service provides quarter hourly services during the day into the city. For the walkers among you Bath Spa station is a shade over 1.2 mile from the village and you are also afforded a plethora of countryside walks into an 'area of outstanding natural beauty' minutes from the village itself.
