Description

A beautifully presented four bedroom semi-detached cottage built c.1850 and set on a 0.2 acre plot in the peaceful heart of the village. Gardens to each aspect of the house provide plenty of adaptable outdoor space with privacy and a southerly aspect to the 100' garden to the front. Level access driveway parking with garage and external home office. You enter though the front door into the hallway which provides access to the sitting room, dining room and stairs to the first floor. The sitting room is a light room with sash window and shutters to the front aspect and feature fireplace with shelves to the alcoves. Wooden double doors open up onto the living room which could be used as a more formal dining area with window overlooking the rear aspect garden.

The living room is also opened up onto the kitchen dining area. The kitchen diner is a great size entertaining space 21' in length with feature fireplace and access to a utility room and door to the garden. The kitchen is fitted with modern wall and floor units with granite worktop, integrated microwave, dishwasher, fridge and freezer. There is a large central island with breakfast bar and additional cupboard storage with pendant lights above. A door from the dining area, to the front aspect, leads to another entrance hallway with plenty of coat storage space and gives access to a shower room with WC.

To the first floor the landing opens up onto all four bedrooms and family bathroom. All bedrooms are double in size and provide storage cupboard space. The bathroom is newly fitted with bath and shower overhead, washbasin on vanity unit and WC with concealed cistern. Externally there is a garden to each aspect of the property. The rear garden is laid to lawn with established beds and is currently only accessed via a lane from Tyning Road. This access could be changed by putting a door to the rear in the living room. The side aspect garden is also laid to lawn with established beds and small trees. It also provides a stone slab laid patio seating area outside of a door from the kitchen.

The front garden has a southerly aspect and extends to just over 100' in length. There is an access path directly to the front of the property, which use is described below, with the garden mostly laid to lawn with established beds, shrubs and trees. Towards the rear of the garden you will find raised veg beds and at the end a very private stone laid patio area. The garden houses the garage which to the rear provides access to the home office which. This has power, light and internet connection. The garage is stone built with aluminium up and over door. The driveway is stone chipped and provides parking for two vehicles. It is secured with 5-bar lockable wooden gates separately for vehicular and pedestrian access.

Access

The house is accessed via a lane from Tyning Road. Elder House is in a short rank of three properties with it adjoining Ellenbury and then Garri House is a detached house at the end of the rank. Owners of both Ellenbury and Garri House have a right of way on foot across the path in front of Elder House to their properties.

Location

Combe Down sits on a level ridge approximately 1.25 mile (2 km) to the south of Bath city centre. It sits at an altitude of 500ft and hence has always been renowned for its clean air quality with many moving from the city for this reason. The village is adjoined to the north by large areas of natural woodland with public footpaths offering stunning panoramic views overlooking the city and equally gratifying views of the Cotswold (AONB) valleys to the south. There is simply no other village like it on the outskirts of the city with such a wide range of local amenities and schooling. This makes it a very popular place for families and those looking for an area with a rural feeling but still within walking distance of the city. You will find every level of schooling in the local vicinity with three nurseries, two academy primary schools, Ralph Allen academy senior school and two independent schools in Prior Park and Monkton Combe, both with pre-prep, prep and senior schools. There is also Threeways School which provides for special education needs from ages 4 to 19 years.

Locally there is an abundance of amenities with doctor’s surgery, Bath BMI Clinic, dentist, pharmacy, highly reputed car garage, award winning delicatessen, fish and chip shop, hair salon, builders merchants, beauty therapist, bakery and Nisa mini-markets. On the western edge of the village is a Tesco Express with petrol station and a large Sainsburys supermarket can also be found in neighbouring Odd Down. Nearby you will also find the excellent country club spa hotel Combe Grove Manor, which provides dining, gymnasium, spa treatments, swimming facilities and tennis courts both indoor and outdoor. There is also a new development being built in the village called Mulberry Park. An award winning development of 700 new homes and currently becoming one of Bath’s finest, new residential communities. With a new primary school, children’s nursery, cafe and state-of-the-art leisure and business facilities, with further amenities to follow, Mulberry Park will also build Bath’s first new park for 100 years. The local bus service provides quarter hourly services during the day into the city. For the walkers among you Bath Spa station is a shade over 1.2 mile from the village and you are also afforded a plethora of countryside walks into the Cotswold 'Area of Outstanding Natural Beauty' minutes from the village itself.
